Is the $89 fee really all I pay?

Accepted Answer

Yes. $89 flat for the inspection, the written report, the photos, and the follow-up phone call. There is no add-on, no upsell, and no obligation to use us for any work. If you want estimates for repairs or replacement based on what we find, those are separate and at your option.

Question 2

How fast can you get out for a pre-purchase inspection?

Accepted Answer

We typically schedule within 48 hours during normal weeks. If your due diligence deadline is tight, tell us when you call and we will prioritize. The inspection takes 60 to 90 minutes on site and the written report is delivered within 24 hours after.

Question 3

Can the seller refuse to let you inspect?

Accepted Answer

It is uncommon but possible. Your due diligence period typically gives you the right to bring inspectors. If the seller objects, your agent handles that conversation. We just need confirmed access on the day of the visit.

Question 4

Do you inspect both the heating and cooling systems?

Accepted Answer

Yes. The inspection covers the cooling system (heat pump or AC) and the heating system (heat pump heat strips, gas furnace, or electric furnace). If the home has a backup gas furnace paired with a heat pump, we test both halves of the system.

Question 5

What if the system is currently turned off when you arrive?

Accepted Answer

We can usually start it up if there is power and the thermostat is functional. If the system has been disconnected or there is a known issue keeping it from running, we will not be able to complete the full diagnostic. Let us know in advance if you suspect the system is offline.

Question 6

Will my buyer's agent receive the report?

Accepted Answer

If you want them to, yes. We can email the PDF directly to you, to your agent, or to both. Most buyers ask us to copy the agent so negotiation can start as soon as the report is delivered.

Question 7

Do you serve homes outside the Greensboro to Charlotte area?

Accepted Answer

Our service footprint runs the I-85 corridor: Greensboro, High Point, Thomasville, Lexington, Salisbury, Kannapolis, Concord, Charlotte, and Winston-Salem. If the home is in or near that footprint, we can dispatch. Outside that area, we will recommend a local independent HVAC company.
